A medida que estos edificios sobrepasan su vida útil material y como un esfuerzo para evitar su pérdida, se plantea la necesidad de comprender y preservar su valor cultural para las generaciones futuras. El estudio de la literatura comienza examinando el contexto histórico y social en el que se desarrollaron estos inmuebles ya que a mediados del siglo XX el mundo experimentó una serie de cambios significativos, incluyendo transformaciones económicas, sociales y tecnológicas. Estos factores tuvieron un impacto directo en la arquitectura y en el diseño de las viviendas de la época, creando una serie de corrientes distintivas que reflejaban la mentalidad y las aspiraciones de la sociedad de aquel entonces; pese a su valor arquitectónico, esos inmuebles no cuentan con una protección legal en México y, con frecuencia, son alterado o demolidos al ubicarse en áreas urbanas centrales que han adquirido un alto valor inmobiliario. Se aborda la importancia valorar estas edificaciones como hitos arquitectónicos y patrimonio cultural cuyo significado trasciende su función inicial como viviendas, al ser testimonio de una etapa en la historia urbanística, de valores y estilos de vida de quienes las habitaron. El análisis del estado del arte muestra la existencia de diferentes métodos y enfoques utilizados para apreciar y conjugar el valor económico y cultural de ese tipo de inmuebles, su impacto en la identidad y el sentido de pertenencia de una comunidad. El análisis permite advertir que existen desafíos para la salvaguarda de estos edificios en un contexto de una constante transformación social, económica y urbana, a partir de lo cual se discuten las implicaciones prácticas y las posibles recomendaciones derivadas de este análisis, concluyendo en la importancia de promover conciencia y educación sobre el valor cultural de estos inmuebles, tanto entre los profesionales del sector como en la sociedad en general.]]></p></abstract>
<abstract abstract-type="short" xml:lang="en"><p><![CDATA[Abstract This article presents a state-of-the-art review on the appreciation of the cultural and economic value of residential properties built during the mid-20th century (1940-1970) in Mexico. As these buildings surpass their material lifespan and in an effort to prevent their loss, the need to understand and preserve their cultural value for future generations is emphasized. The study of the literature begins by examining the historical and social context in which these properties were developed, as the mid-20th century witnessed significant changes in the world, including economic, social, and technological transformations. These factors had a direct impact on architecture and the design of homes during that time, giving rise to distinctive trends that reflected the mindset and aspirations of society back then. Despite their architectural significance, these properties lack legal protection in Mexico and are often altered or demolished due to their location in central urban areas that have gained high real estate value. The importance of valuing these buildings as architectural landmarks and cultural heritage is addressed, as their significance goes beyond their original function as dwellings; they serve as testimonies to a period in urban history, values, and lifestyles of the people who inhabited them. The analysis of the state-of-the-art reveals the existence of different methods and approaches used to appreciate and combine the economic and cultural value of such properties, as well as their impact on the identity and sense of belonging of a community. The analysis highlights the challenges in safeguarding these buildings in a context of constant social, economic, and urban transformation, leading to discussions on practical implications and possible recommendations derived from this analysis. The article concludes by emphasizing the importance of promoting awareness and education about the cultural value of these properties, both among professionals in the sector and in society as a whole.]]></p></abstract>
<abstract abstract-type="short" xml:lang="pt"><p><![CDATA[Resumo Este artigo apresenta uma revisão do estado da arte sobre a apreciação do valor cultural e econômico das propriedades residenciais construídas durante meados do século XX (1940-1970) no México. À medida que esses edifícios ultrapassam sua vida útil material e como um esforço para evitar sua perda, surge a necessidade de compreender e preservar seu valor cultural para as gerações futuras. O estudo da literatura começa examinando o contexto histórico e social em que essas propriedades foram desenvolvidas, uma vez que, durante meados do século XX, o mundo passou por uma série de mudanças significativas, incluindo transformações econômicas, sociais e tecnológicas. Esses fatores tiveram um impacto direto na arquitetura e no design das residências da época, criando uma série de correntes distintivas que refletiam a mentalidade e as aspirações da sociedade daquela época. Apesar de seu valor arquitetônico, essas propriedades não contam com proteção legal no México e, frequentemente, são alteradas ou demolidas, especialmente quando estão localizadas em áreas urbanas centrais que adquiriram alto valor imobiliário. O artigo aborda a importância de valorizar essas construções como marcos arquitetônicos e patrimônio cultural, cujo significado transcende sua função inicial como residências, pois são testemunhas de uma fase da história urbanística, dos valores e estilos de vida daqueles que as habitaram. A análise do estado da arte mostra a existência de diferentes métodos e abordagens utilizados para apreciar e conjugar o valor econômico e cultural desse tipo de propriedades, bem como seu impacto na identidade e senso de pertencimento de uma comunidade. A análise permite perceber que existem desafios para a salvaguarda desses edifícios em um contexto de constante transformação social, econômica e urbana, a partir do qual são discutidas as implicações práticas e as possíveis recomendações derivadas dessa análise. Conclui-se a importância de promover a consciência e a educação sobre o valor cultural dessas propriedades, tanto entre os profissionais do setor como na sociedade em geral.]]></p></abstract>
